Untuk tukar nama TNB kepada pemilik baru secara online amatlah mudah untuk rumah lelong.

TNB Tukar Nama Kepada Pemilik Baru Online (https://www.mytnb.com.my/)

Pastikan anda dapatkan satu salinan bil api akaun lama untuk memudahkan anda merujuk alamat pemasangan api. Ini kerana alamat bil api selalunya tidak sama dengan alamat rumah.

Anda hanyalah perlu login ke TNB Online menggunakan username anda sedia ada. Selepas login, klik “Apply” dan ikutilah langkah-langkah online tersebut.

TNB akan menghantar email untuk meminta dokumen tambahan.

Dokumen yang perlu disediakan untuk tukar nama bagi rumah lelong.

  1. Kad pengenalan
  2. Memorandum of Sales (mengantikan S&P)
  3. Proclaimation of Sales (POS)

Bil Tertunggak Tidak Perlu Dibayar

Pemilik baru tidak perlu membayar jumlah bil tertunggak disebabkan oleh pemilik lama.

Penukaran nama mengambil masa 14 hari bekerja selepas tarikh permohonan penukaran nama. TNB akan memberikan nombor akaun yang baru.

Deposit

Bayaran deposit sebanyak RM713 akan dikenakan untuk penukaran nama.

Gugusan Mawar Kota Damansara Paip Bocor Repair & Air Yang Berkarat dari Paip Meter Air

Saya mempunyai satu unit apartment di Gugusan Mawar, Kota Damansara.

Masalah yang ada kat Gugusan Mawar ialah:-

  1. Paip bocor.
  2. Air yang berkarat.

Selama ini  (kira dah dekat 10 tahun) saya memang nampak ada water mark dekat siling unit saya. Telah pergi ke unit atas tapi tak jumpa kat mana air bocor.

Sampailah rumah sendiri air keluar dari lantai. Dari situ terpaksa hack tiles lantai untuk cari paip yang bocor.

Paip Bocor Betul-betul di Bawah Sinki.

Ambil masa juga untuk cari paip bocor. Bila potong paip, kualiti paip PVC amatlah tebal jadi kira kualiti yang bagus. Bocor berlaku kat joins paip PVC.

Selesaikan Masalah Air Yang Berkarat Dari Paip Meter Air

Lajukan Air Dapur Sinki

Air dapur sinki mendapat bekalan air secara langsung dari meter air. Ini menyebabkan tekanan yang agak rendah.

Jadi saya sambung paip baru dari water pump masuk ke sinki air.

Mula pakai one valve, kalau on water pump air dari water pump akan automatik masuk ke sinki dapur dan kalau “off” water pump air dari meter akan masuk ke sinki dapur.

Tetapi lepas beberapa hari pakai cara macam ni, air ada counter flow buatkan air dari meter air tidak masuk ke tangki dan buatkan air tangki jadi kosong.

Terpaksa hack balik dah ganti one way valve dengan stop cock je.

Water Mark di Siling

Cuba tengok video dari situ anda akan perasaan laluan paip sama dengan water marks yang ada di siling. Ini bermakna paip inlet orang sebelah ada bocor dan berkemungkinan besar bahagian joint kat sinki.

Cuma bocor air rumah atas tak seteruk cam rumah saya baru-baru ini sampai air kuar dari lantai umah dan banyak air bertakung.

Nasihat Untuk Repair Paip Yang Bocor

Plumber nasihatkan saya untuk buat piping baru daripada cari paip yang bocor kerana susah untuk cari laluan paip kalau tak ada paip blueprint rumah.

Semasa hack untuk buat laluan paip baru terjumpa paip PVC yang asal dari situ dapat detect tempat paip yang bocor iaitu di joint bawah sinki.

Berdasarkan pengalaman ini, baik kita sebagai owner minta plumber hack paip dekat paip sinki dan ikut laluan paip tersebut untuk cari tempat yang bocor daripada terus hack lantai macam apa terjadi kat saya.

Pada masa sama potong sebahagian paip yang asal untuk tengok ketebalan paip tersebut. Kalo paip PVC nipis better tukar paip baru yang tebal.

Dalam kes Gugusan Mawar paip sangat tebal jadi rugi kalo tukar paip baru.

Housing Loan Amortization Analysis

Based on the loan amortization for below housing loan.

Loan amount: RM100,000
Loan tenure: 30 years
Loan interest rate: 4.5%

I found out that:

First 10 years – we pay 50% of total interest
Second 10 years – we pay 36% of total interest
Third 10 years – we pay 14% of total interest

OR in other words

First 10 years – we only pay principal of RM19,991 or 20% of RM100k
Second 10 years – we only pay principal of RM31,200 or 31% of RM100k
Third 10 years – we only pay principal of 48,890 or 49% of RM100k.

In short, we make the bank rich first then only then we pay our debt.

My Property Investment Journey on Delima Apartment Bukit Jelutong Selangor

In May 2021, I surveyed properties at Delima and Seroja apartments at Bukit Jelutong. I booked a unit at Delima apartment after I found it was quite good condition and affordable price vs other properties in Delima and Seroja.

Due to MCO, I was only to able sign the Sales & Purchase agreement by October 2021.

Then started the repair and renovation in 1st November and completed it by 26th December 2021.

My contractor did repair and renovation only on Sunday as he did it on part time basis. So in total he did the works for 8 days.

Even though still repair and renovation work in progress, I advertised for rent the unit by 15th December 2021 on mudah.my. Fortunately able to get a  booking by a tenant by night on same day. I think I got fast booking because the unit was repair,  clean and put additional touch ups that make the unit look better and tenants can live comfortably.

  • I found the presentation is quite basic but suitable for beginners or someone who learns faster from briefing or presentation.
  • Of course to get more advance knowledge, you have to be his client which I thin is normal because there is no free lunch.
  • Anyway, I prefer reading books as it covers more in depth of property investments and if I don’t understand I just reread it with my own pace.
  • Furthermore, I ‘m not willing to fork out RM2,888 just to be a client because for me buying books are cheaper and I’m kind of person who prefer learning from books  rather than from person.
  • Will I join again his webinar? Maybe if the topic covers interesting points.

Before Booking a Property

Before you do any booking, better check with any banks your loan eligibility to avoid any problem after booking a property.

Deposit 3.18% To Book a Property

If you book via property agent, ensure you deposit to the property agent company account not the agent personal account.

Please ask the agent,  in what conditions your deposit can be forfeited.If you deal directly with owner, ensure you deposit to owner lawyer or via your lawyer.

Housing Loan Application

If via agent, you can get them to assist you to send loan applications to multiple banks.

If not, you can do it yourself.

If your loan get rejected ensure you have black and white. Most agent will want to see 2 rejected loans in order to refund your deposit.

Housing Loan Approval

When you receive your loan approval and have the cash to pay the remaining the deposit,  you can sign the S&P.

MCO & Property Auctions

I posted this article because I think it is very useful for my consideration to buy property auction during MCO.

IN light of the Covid-19-triggered movement control order (MCO) imposed on March 18 and still continuing, numerous transactions were affected. I am writing in particular about the sale of auctioned properties that was due to be completed during the MCO period.

Land offices and law firms were not allowed to operate during the earlier phases of the MCO. This meant private caveats could not be lodged, and balance purchase prices could not be paid.

In an Ipoh High Court case, a successful bidder from a public auction sought an extension of time to complete the sale. The last date to pay the balance purchase price fell during the MCO period, on May 6. The bidder argued that he would be greatly prejudiced if held responsible for the non-performance of the obligation given that the MCO was beyond the control of the parties, making the performance of obligations impossible.

Further, the 10% reserve price he paid would be forfeited if the balance purchase price was not paid within the stipulated 120 days, as per 257(1)(g) of the National Land Code 1965. He argued that the MCO had the effect of robbing him of 50 days from the 120 days allowed to complete the purchase.

In dealing with this, the High Court examined the intent of Parliament behind 257(1)(g). The court held that the said section was enacted to protect the interest of the chargor and to prevent any non-

serious bidder from participating in auctions. Simply put, both the interest of the chargor and the chargee must be safeguarded. Both parties must be afforded the right to be heard.

In the Ipoh case, the court recognised that it is indeed unfortunate that the successful bidder was placed in this predicament through no fault of his own, i.e. the imposition of the MCO. Additionally, there are no legislative provisions to deal with situations caused solely by the restrictions of the MCO.

However, the application for extension of time was not allowed. The court ultimately found that the bank and chargor’s interests were not safeguarded.

Why? Here are some of the key takeaway points that others in the same position should note.

As a successful bidder, you must show the following:

1. That you are willing and able to pay the balance purchase price, in that you obtained a bank loan before the expiry date. This has to be apparent in your affidavit in support. This was shown in the Ipoh case.

2. That the cause papers are served on the chargor. This is important because the chargor has the right to be heard in a request for extension of time, and for the chargor to be heard in court, he must be given notice of the proceedings. As such, the cause papers must be served on the chargor and an affidavit of service must be filed to show this is done. This was not done in the Ipoh case.

3. That you are prepared to pay the interest imposed on the chargor’s account during the period of extension sought. This was not done in the Ipoh case.

Basically, you must show that the interests of the bank and the chargor have been safeguarded.

From the bank’s point of view, in the event a successful bidder seeks an extension of time to complete the sale, it would be prudent to consider imposing these conditions before agreeing to the extension:

1. The successful bidder must have the chargor’s consent for the extension of time sought.

2. Interest must be imposed on the chargor’s account after the completion date, to be paid by the successful bidder.

3. The successful bidder must undertake to indemnify the bank

if any legal action is taken against the bank if the sale is set aside due to the time extension sought.

However, do note that these are considerations applied before the Temporary Measures for Reducing the Impact of Coronavirus Disease 2019 Bill 2020 was passed by Parliament on Aug 25. The courts’ approach to a similar circumstance may change once the Bill comes into force. We anticipate that this Bill will reconcile the gap between dealing with circumstances caused solely by the MCO and compliance with mandatory legislative provisions, like s.257(1)(g) of the National Land Code 1956.
