I went today to Starbucks Merchandise Warehouse Sale at The Starling Mall.  I planned to buy Starbucks tumbler enticed by its up to 80% discount.

To my dismay, no nice tumbler design. All plain design. According to a barista all nice design were sold out on first day. Surprise! Surprise!

Badminton Elite Club Sekolah Kebangsaan Bukit Jelutong

Since early this year, my kids play badminton and they love it. Aliesha joins club badminton at her school Sekolah Kebangsaan Bukit Jelutong (SKBJ). Her teacher noticed that she can play badminton and has potential to be groomed further.

So she recommends her to be enrolled into SKBJ Badminton Elite Club. The club conducts training every Sunday and trained by professional coach.

Even though I play lots of badminton when I was teenager, I am myself never had a proper badminton training. When I saw how they taught the kids made me learn proper way of playing badminton.

Nasi Cincang Kak Wok At Putrajaya

Every time I have a meeting at Putrajaya, I will drop by at Selera Laman Perdana to have my lunch. My favorite stall will be Nasi Cincang. The dish is similar like Nasi Kak Wok. I think it is better than Nasi Kak Wok that I tried before. The chicken, kuah and sambal are really tasty.

If you go there during lunch time, there would be a long queue.

Besides, the food court and the stall itself is clean. The Nasi Cincang is affordable with lots of chicken pieces they only charge you RM5.50 per plate.

Motion Gymnastics At Kota Damansara Review

I send my daughter, Aliesha to gymnastics classes since she was 7 years old. I noticed she likes to jump, climb and active physically when she was small.

So I tried to send her to Little Gym for trial. She was hooked to gym ever since. I send her for nearly 3 years to Little Gym.

Little Gym teaches casual gymnastics for kids rather than for competition. Over the years, my daughter found Little Gym classes were becoming easy for her.

I started to look for more intensive gymnastics training and I found Motion Gym to be nearby my house at Kota Damansara.

So I let her joined for one trial class and Aliesha was really liked it because she said it is more challenging than Little Gym.

Motion Gym Class

Motion Gym has different levels. Beginners level starts at level 1 and 2. Motion Gym will conduct an assessment to move up the level.

Before class starts, the kids have to do warming up by running around the gym class, jumping and other warming up technics to loosen their muscles.

For Level 1 & 2, class lasts for 1.5 hour.

Recommendation

In term of training, it is much intensive compared to Little Gym. The kids learn different skills.  such as cartwheel, balance beam and front handspring. Motion Gym also conduct frequent assessment to evaluate the gymnasts level.

It seems there is one coach for every 5 gymnasts. They ensure the kids really learn the skills by asking them to repeat it till they do it correctly.

In term of facilities, it is a bit run down and sometime smelly and small space of waiting area for parents..

In term of fee, it is reasonable with 1.5 hours of training and furthermore Motion Gym offers discount if you pay 3 months or more.

The Motion Gym is located at Cova Square. The place is a bit scary cause lack of lighting, run down and lots of foreigners.

Even with its negativity, I still send my daughter to Motion Gym because I found that the training is intensive and the coaches are committed in teaching the kids.

Cendol di Kota Bahru Kelantan @ Best Cendol

For this year Raya Aidilfitri, I went back to my parents in law hometown Kota Bahru, Kelantan.

I went to try one of best cendol in Kota Bahru called Best Cendol. It is a food truck at a parking and they provide you with table and chair if you want to eat in the cendol.

The cendol comes with pulut nasi. A bowl of cendol is RM3.50 which I found a bit expensive.

I ate one bowl at the place and I also took away 3 cendols.

I like the taste of the cendol and the big red beans were really tasty.

Debt Service Ratio (DSR) Tells How Much You Can Borrow

What is Debt Service Ratio?

Debt Service Ratio (DSR) is a way for banks to determine whether you are eligible to get a property loan from them.

DSR formula as follows:

DSR = Commitment / Net Income.

Net income is your gross income after deducting EPF and income tax portion.

Allowable DSR

Income Bank maximum allowable DSR
< RM3000 60% of Net Income
< RM6000 70% of Net Income
< RM10,000 75% of Net Income
> RM10,000 80% of Net Income

Notes: Different banks have their own allowable DSR. Above table as guideline only.

DSR Calculation

For new loan application the DSR is calculated the same for all banks but for refinancing the DSR is calculated differently.

New Housing Loan

Let say:

Monthly Income:

Gross Income: RM10,000
EPF Deduction: RM1,000
Income Tax Deduction: RM1,000
Net Income: RM8,000

Monthly Commitment:

Credit Card: RM200
PTPTN: RM100
ASB Loan: RM200
Personal Loan: RM500
Car Installment: RM1,000

Total Commitment:RM2,000

DSR (without new property loan) = RM2,000 / RM8,000
= 25%

Assuming you apply new property loan with monthly installment of RM2,000.

So the DSR would be:

DSR (with the new property loan) = RM4,000 / RM8,000= 50%.

Based on the table allowable DSR, you are still eligible to apply for the housing loan.

Refinancing Loan

Most bank will use similar DSR calculation as the new loan except for Maybank. According to Maybank for the cash out portion they would calculate based maximum tenure of 10 years and the original amount can go to maximum tenure either 30 years or maximum age of 70 years old.

The cash out calculation is only for DSR calculation but if Maybank approves the refinance, you still pay your monthly installment based on maximum tenure.

Calculation Example:

Outstanding amount of the original loan: RM100,000
Refinancing loan amount: RM200,000
So cash out = RM200,000 – RM100,000 = RM100,000

New Refinancing loan interest: 5%

The cash out monthly is calculated on RM100,000 based on 5% interest for 10 years which come to: RM1,061

While the outstanding amount of RM100,000 will be calculated based on 5% interest and tenure of 30 years which come to: RM536

So the monthly loan amount for DSR calculation is RM1,597

DSR (for Maybank) = (RM1,597 + RM2,000) / RM8,000 = 45%

Other banks will calculate RM200,000 based on 5% interest for 30 years which come to: RM1,074

DSR (other banks) = (RM1,074 + RM2,000) / RM8,000 = 38%

So other banks give lower DSR so easier to qualify for a loan. However usually, Maybank gives lower interest rate.
