Jasmine Denai Alam End Lot For Sale Review

I am monitoring this end lot unit at Jasmine, Denai Alam because it is located nearby my own unit. I know that the unit was first advertised for sale in June 2023 at RM750k.

After nearly one year, May 2024 the unit asking price is dropped to RM725k.

The unit size:
– 35×70 sq ft Land area
– 1980 sq ft Build Up

I wonder what is the best price to buy this property and get reasonable rental return.

So to do that I’ll do some analysis on:

Location Desirability

The end lot unit is located at 159, Jalan Elektron U16/93, Denai Alam, 40160 Shah Alam, Selangor.

It is nearby to major shop lots in Denai Alam where it has Speedmart, Family Mart, Bank Islam, restaurants and fast food like Mcdonalds & Marrybrown.

The unit has basic furnishing but doesn’t below important furnishing to make it easily rented out.

Currently, it has furnishing of:

For me, if I own the unit, I will do these below at least to ensure I can get fast tenant.

  1. Autogate – RM1,600
  2. water heaterĀ  – 3 units – RM1,200
  3. Aircond points x3 units & other wiring (water pump, autogate, water heater) – RM5,000
  4. Kitchen cabinet – RM10,000
  5. Kitchen hood & hob – RM1,000
  6. Water pump – RM1,500
  7. Shelves at store – 2 units – RM600
  8. Mirrors at toilet & other accessories- 3 units – RM500
  9. Change the gate from vertical panel to horizontal and put aluminium panel – RM2,000 (haha I know this is not that critical but I would do it to ensure privacy and multi purpose where can use the gate to dry your clothes. I did this for my Denai Alam unit)
  10. Extended at the back with awning, washing machine power points and clothes hanger – RM6,000
  11. Unforeseen repair – RM5,000

Total Cost: RM32,400

The Unit Price if Add the Renovation Cost

Asking Price: RM725,000

Renovation Cost: RM40,000 (I rounded up because the cost is just estiomation so better round it up to reduce risks)

Total Price with Renovation: RM765,000

Price per sqft = RM312 per sqft (RM765,000/2450)

Transacted Price

The transacted price is RM247 per sqft based on 31/07/2023 data.

Asking Price For Sale

I compared 2 properties at Denai Alam but not in Jasmine that both have kitchen cabinet & seems have extended the houses.

Property: Denai Alam Dillenia – Intermediate
Asking Price: RM800,000
Land size:22×80 sqft
Price per sqft: RM454 per sqft

Property: Denai Alam Nerida – Intermediate
Asking Price: RM850,000
Land size: 22×90 sqft
Price per sqft: RM429 per sqft

Asking Price Analysis

If I compared vs Jasmine unit I bought last year, it seems the end unit is cheaper by 21%.

So meaning the asking price is reasonable?

Rental Demand

Estimated monthly loan installment for asking price of RM725,000 with 30 year tenure and 4.4% is RM3,267.

Rental around that area to get fast tenant with the given furnishing and the end lot unit size, I would conservatively estimate at only RM2,000 per month.

So there is a big difference of RM1,267 to cover the loan installment.

From mudah.my, rental asking price is around RM2,500 but most of them are fully furnished.

Conclusion

If I compared vs Jasmine unit I bought last year, it seems the end unit is cheaper by 21% but it is expensive by 21% vs the transacted property unit at Jasmine last year 31/07/2023.

Of course the renovation is just rough estimation but it gives good indicator on whether the unit asking price is reasonable vs unit I bought last year and vs other units in Denai Alam.

If I got money, I would consider buying it after do physical inspection and wait to price to reduce more because I am jealous with the low transacted price of 31/07/2023 but financially in order to cover its loan installment as the rental is not that high.

Gugusan Mawar Kota Damansara Paip Bocor Repair & Air Yang Berkarat dari Paip Meter Air

Saya mempunyai satu unit apartment di Gugusan Mawar, Kota Damansara.

Masalah yang ada kat Gugusan Mawar ialah:-

  1. Paip bocor.
  2. Air yang berkarat.

Selama iniĀ  (kira dah dekat 10 tahun) saya memang nampak ada water mark dekat siling unit saya. Telah pergi ke unit atas tapi tak jumpa kat mana air bocor.

Sampailah rumah sendiri air keluar dari lantai. Dari situ terpaksa hack tiles lantai untuk cari paip yang bocor.

Paip Bocor Betul-betul di Bawah Sinki.

Ambil masa juga untuk cari paip bocor. Bila potong paip, kualiti paip PVC amatlah tebal jadi kira kualiti yang bagus. Bocor berlaku kat joins paip PVC.

Selesaikan Masalah Air Yang Berkarat Dari Paip Meter Air

Lajukan Air Dapur Sinki

Air dapur sinki mendapat bekalan air secara langsung dari meter air. Ini menyebabkan tekanan yang agak rendah.

Jadi saya sambung paip baru dari water pump masuk ke sinki air.

Mula pakai one valve, kalau on water pump air dari water pump akan automatik masuk ke sinki dapur dan kalau “off” water pump air dari meter akan masuk ke sinki dapur.

Tetapi lepas beberapa hari pakai cara macam ni, air ada counter flow buatkan air dari meter air tidak masuk ke tangki dan buatkan air tangki jadi kosong.

Terpaksa hack balik dah ganti one way valve dengan stop cock je.

Water Mark di Siling

Cuba tengok video dari situ anda akan perasaan laluan paip sama dengan water marks yang ada di siling. Ini bermakna paip inlet orang sebelah ada bocor dan berkemungkinan besar bahagian joint kat sinki.

Cuma bocor air rumah atas tak seteruk cam rumah saya baru-baru ini sampai air kuar dari lantai umah dan banyak air bertakung.

Nasihat Untuk Repair Paip Yang Bocor

Plumber nasihatkan saya untuk buat piping baru daripada cari paip yang bocor kerana susah untuk cari laluan paip kalau tak ada paip blueprint rumah.

Semasa hack untuk buat laluan paip baru terjumpa paip PVC yang asal dari situ dapat detect tempat paip yang bocor iaitu di joint bawah sinki.

Berdasarkan pengalaman ini, baik kita sebagai owner minta plumber hack paip dekat paip sinki dan ikut laluan paip tersebut untuk cari tempat yang bocor daripada terus hack lantai macam apa terjadi kat saya.

Pada masa sama potong sebahagian paip yang asal untuk tengok ketebalan paip tersebut. Kalo paip PVC nipis better tukar paip baru yang tebal.

Dalam kes Gugusan Mawar paip sangat tebal jadi rugi kalo tukar paip baru.

Tropicana Grandhill Twin Pines Genting Highlands

Tropicana Grandhill Twine Pines is another condominium project at Genting Highlands. According to its master plan, it is more like a new township.

Location is at higher latitude than Genting Permai.

Personally, I own a unit at Windmill Upon Hills condominium. It is another competition in the making for my unit.

So I check my competition whether it is a real threat to my unit or whether it is good potential investment.

The unit is fully furnished, floor is not laminated so you will have cold feet at this unit. Balcony is a bit small compared to my unit.

It is more expensive per sqft vs Windmill Upon Hills.

Conclusion

For me it is not a real threat to Windmill Upon Hills because:

  • Quite far from amenities, except if all the planned amenities within the township are well implemented
  • More expensive per sqft with nearly similar furnishing / facilities / features but balcony is much smaller.

Anyway different kind of guests will have different needs and what they are looking for. So Tropicana Grandhill Twin Pines could still have its own guests fan.

Vista Residence Homestay Genting Highland Review – My 4 Days 3 Nights Stay

Again we went to Genting Highlands for our short relaxing vacation together with my parents. My parents for quite some time didn’t go to Genting Highlands.

This time we stayed at Vista Residence near to Petron petrol station and Starbucks.

The condo looks luxurious from outside. Even the unit itself feel luxurious. Internet YES was provided at the unit I stayed but it was quite slow. I think generally in Genting Permai, the internet it not that good.

Bedrooms

I stayed in 3 bedrooms unit with 2 queen beds and one single bed. It is suitable for guests of 4 adults and 3 kids. The bedrooms doesn’t provide night lamps so it was really dark hard to go to the toilet in the night. So I had to switch on the toilet light and opened a bit the toilet door.

The third bedroom the aircond remote was not working.

The floor is parquet so your feet are not cold due to the coolness of Genting Highlands weather.

Living Room & Veranda

The ceiling fan at the living room was a bit dusty.

It didn’t have shoes rack, so when 7 guests in the unit, the floor looked messy due to the shoes.

It had big veranda but it was a bit dirty because got few cigarettes buds drop from unit above me and the view is not that nice as it was looking towards the highway. You could hear the noise of the highway if you opened the sliding door at the veranda so at the end you can’t get the cool breeze going into the unit.

Bathrooms

For the bathroom, it is not that clean especially on the toilet bowl and the water pressure was quite low for my liking. Beside glass to put your toothbrushes were not provided.

No bidet provided some more!

Anyway the host was responsive when we wanted additional soap because the soap were a little bit only when we checked in.

I went to the gym every morning to have my light exercise. I like the gym because easy to go from the unit.

Swimming Pool

It has lap swimming pool and kids swimming pool with jacuzzi.

The swimming pool was not heated though. It was really cold. But my kids went to the swimming pool anyway.

Parking

Parking was hard to find at first because host just give the parking number. Hard to find it.

When it is raining, you will get wet just to touch the access card to open the parking barrier.

Recommendation

In short, I won’t stay again at Vista Residence due to amenities at the unit is not well thought and water pressure is low.

Besides the swimming pool is not heated.

Midhills Homestay Genting Highland Review – My 2 Nights Stay

Short Vacation at Genting Highlands

We went to Genting Highlands for short relaxing vacation. We needed 3 bedrooms as we have 7 family members, 4 adults and 3 kids.

For our stays, we chose AirBNB because it gives as better room space, kitchen area and better pricing compared to hotels. Furthermore there are lots of new condominium in Genting Highlands.

We have few options to choose for:
1) Geo 38
2) Vista Residence
3) Midhills

We decided to stay in Midhills because it offered best price for 3 bedrooms.

Water pressure at Midhill is superbly good. When you are showering, you feel awesome by the water pressure.

Floor is tiles so a bit cold at nigth.

The unit doesn’t provide aircond only ceiling fan. But Genting Highland is already cold, so you can sleep well at night without the aircond.

The LED TV doesnt have USB port to play my movies inside my external hardisk. It has NJOI and internet. Network coverage is a bit bad here . Only 3G so internet a bit slow.

Recommendation

I recommend MidHills Condominium because it offers:

1) Best value for money
2) The unit I stays is really cozy and provided with lots of simple things but give lots of convenient.

IBN Highlands City in Genting Permai

IBN Highlands City in Genting Permai is new residential condominium with commercial area of shop lots and hotel. Hotel is run by Gloria, a hotel management company from China.

The project is comprising of 12 blocks of leasehold service apartments. In the commercial area, it is planned to have cinema which is good if it comes true! The commercial area will be managed by IBN itself which I think it is good to ensure survival and exclusivity of the area.

The project is now selling its second block. First block is fully sold out. Mostly buyers for first block are foreigners from China. The whole project is expected to be completed in 9 years time.

Minimum selling price is over RM1 million before discount.

When I visited the show unit, it was luxurious concept, with bath tub for each unit located at balcony. It is fully furnished from furniture till electrical appliances.

New Condominiums At Genting Highlands

Thanks to the Genting Integrated Tourism Plan (GITP) plan, especially the expected 20th Century Fox Theme Park (now cancelled),Ā  5 new condominium being constructed and completed at Genting Highlands. It actual location is at Genting Permai.

The new condominium are:

  4. Midhills
  5. Ion d’Element

I would like to do analysis on the first 4 condominium as they are nearer to each other. Which condo is the best to invest in? What unique value the condo can offer vs its competitor?

Property Developers Reputation

When choosing a property, we also must evaluate its developer as it will tell whether you will get quality workmanship, deliver on time and as advertised. To evaluate that I compare based on The Edge Property Excellence Award (as it is easy to find info and the award relates on property quality as well).

Besides I try to find the developers QClassic Scoring. Unfortunately not easy to find information for the correspondent developers.

Quality Assessment System in Construction (QLASSIC) is a system or method to measure and evaluate the workmanship quality of a building construction work based on Construction Industry Standard (CIS 7). QLASSIC enables the quality of workmanship between construction projects to be objectively compared through a scoring system.

The accreditation is done by CIBD.

So far I can only find OSK QClassic for Emira Shah Alam Project scored at 80.28%. It means that OSK already doing QClassic to ensure that their property development follows high standard.
