I have one AirBnb property in Genting Highlands. My Airbnb unit is at Windmill Upon Hills near Genting Permai.
When I first invested for Airbnb, I thought I can get good return at least net income of RM1,000 per month after deduction of loan installment, maintenance fee and assessment tax.
But in reality, the return was not that good because there are so many competitors and visitors are seasonal.
Competitors especially AirBnb operators are willing to drop price RM100 per night for one bedroom.
Occupancy
Peak Season
During public holidays, school holidays and if got concert at Genting, they will be lots of booking. It will be full.
Non Peak Season
For non peak, I had experience there is no booking for a month except if you are willing to drop price drastically which I’m not.
Airbnb Income
Average Airbnb income is around RM2,000 per month for 2 bedrooms for price RM250 to RM300 per night. Usually my unit only have booking during weekend for 1 night and no booking for weekdays if non peak season.
Managing Airbnb Unit
Managing Airbnb unit will consume lots of your time vs renting it out outright. If you want to command higher rental, you must maintain good reviews. To maintain good review, you must ensure everything is tip top.
Even myself nearly every month, I will do deep cleaning personally to ensure sparkling cleanliness. You can’t depend on your cleaner. They only clean on the surface only.
Competitions
As you can see, most competitors put price at RM100++ while I’m putting at RM250++. To ensure I can put higher price, I put better amenities and ensure cleanliness is sparkling clean.
There more condominiums coming up at Genting Highlands so it will be tough for everyone.

If the sales person saying that the rental is very good for Airbnb, please don’t trust them. Even current operators not doing that well.
If you plan to have high return, you should reconsider your investment but if you plan as your vacation home by all means you can buy a property in Genting Highlands.

2nd & 3rd December 2022 – Going to Genting
We picked up my nieces at KLIA2 around 10PM++ . Then we went straight to Genting Highlands. We arrived around 1AM++.
The next day, we went up to Genting Highlands by cable car and let the kids played at Zombie Outbreak.
Before going to the cable car, I installed towels hanger at my Airbnb unit in Genting Permai.
By 4PM, we went back to Shah Alam.
3rd December 2022 – back to Shah Alam
We arrived at Shah Alam by 7PM then we ate at Dominoes Pizza Bukit Jelutong. It was tiring traveling day.
4th December 2022 – Go to Legoland – Theme Park
We had our breakfast at Restoran Mak Uda and we reached Legoland Theme Park around 12PM.
Then we checked in into our Airbnb around 352PM. By 5PM we went back to the theme park. We played till 8PM when the theme park was closed.
For dinner, we ate at McD near EduCity and it was full house.
5th December – 2nd day at Legoland Theme Park
It was heavy raining we could ride only few rides. Then we stop by 1PM. We had our lunch at 7 spices.
Then went back to our Airbnb unit and took a good rest.
For dinner we ate at Mana Cafe and had ice cream as dessert. After dinner we went to JPO
6th December – 3rd day at Legoland Theme Park
We did till 2PM the theme park because the kids were fully enjoyed all the rides by this day.
For lunch we had Subway.
We had our dinner at TKR a mamak restaurant at Iskandar Puteri. Then went to JPO but this time Deef and me stayed at our homestay because Deef was not feeling well.
7th December – 4th day at Legoland Water Park
For breakfast we ate at Mana Cafe and lunch at Chicken Rice Shop at Medini. For dinner we had Dominoes pizzas and did our laundry.
8th December – Going back to Shah Alam
We had our brunch at McD.
For dinner, we just ordered food from Restoran Mak Uda Denai Alam. Then we visited an auctioned double terrace house at Denai Alam.
9th December -Rest and Play Badminton
We rest most of the time in the morning but around 3PM we played badminton for 2 hours and we ate Nasi cincang for lunch and dinner.
10th December – Arrived at Taiping after 1o hours of traveling
We had our breakfast at house where we ate bread, scrambled eggs and hotdogs.
We went to Taiping at 1030AM and arrived only at 7PM. 10 hours of traveling! It was really jam due to school holiday.
For lunch we had Dunkin Donuts sandwiches because all the other restaurants at the RNR were full. Only Dunkin Donuts less crowded.
We ordered for Mcd Delivery for our dinner. We stayed at Hermitage Boutique House for our 2 nights stay at Taiping.
11th December – Off Road ATV & Night Safari
We had our breakfast at Mcd Taiping. Then we did cycling and riding boat at Lake Garden.
After that we did off road ATV for 2 hours. After the ATV activity, we had our lunch at Nasi Kandar Beratur. After lunch, we had CU sundae and I had my favorite Gula Melaka Coconut at ZUS Coffee.
The kids went for swimming at the Hermitage Boutique house swimming.
We separated with my nieces as they stayed at Taiping while we were going to Penang by tomorrow.
12th December – Eat Passembur & Penang Batik Factory
We had our breakfast at McD Taiping. It took 1 hour to reach Penang.
For lunch we ate Taco Bell and bought Chateraise bread at the City Junction.
Then we check in to our room at Mercure Hotel. After then went to visit Penang Batik Factory. After Penang Batik Factory had our dinner at Jalan Gurney eating Passembur and laksa Penang.
13th December – Visit Bukit Bendera & Entopia
We had our breakfast at Naina’s Roti Bakar but before that we ate bread that we bought from Chateraise. Then we went to Penang 3D Trick Museum but at the end decided not to go because hard to get parking.
We went to Bukit Bendera, but we had to wait for 3 hours before could go up then decided no to buy the ticket. Immediately we went to Entopia, Butterfly Farm.
We had our lunch at Fried Chicken Master. After Entopia, we had drinks at Starbucks. When reached hotel the kids played at the beach.
Our dinner we had at Lotus food court nearby Mercure hotel.
14th December – Going back to Shah Alam – end of vacation
Checked out at Hotel around 1030AM then we had our lunch at IKEA Batu Kawan. Moving back to Shah Alam around 1230PM then arrived in Shah Alam around 6PM.
We had our dinner at Marry Brown Denai Alam.
It was a great holiday going to different places. A first in our holiday.
I was going up to Genting Permai on Tuesday, 21st December 2021. I was quite surprise with so many landslides along the road after exit from Karak to the road to Genting Permai.
Genting had to close lanes going up as so many landslides on those lanes. The lanes going down was share with going up direction.

Happy New Year 2021! This year, unfortunately no fireworks. But it has beautiful thick fogs surrounding Windmill Upon Hills at Genting Sempah.
At new year eve, at first you can see Geo 38 Residence but around 930PM the fog became very thick and couldn’t view Geo 38. This happens even till morning of 1st Jan 2021.

Conclusion
For me it is not a real threat to Windmill Upon Hills because:
Quite far from amenities, except if all the planned amenities within the township are well implemented
More expensive per sqft with nearly similar furnishing / facilities / features but balcony is much smaller.
Anyway different kind of guests will have different needs and what they are looking for. So Tropicana Grandhill Twin Pines could still have its own guests fan.
We went to Genting Highlands for short relaxing vacation. We needed 3 bedrooms as we have 7 family members, 4 adults and 3 kids.
For our stays, we chose AirBNB because it gives as better room space, kitchen area and better pricing compared to hotels. Furthermore there are lots of new condominium in Genting Highlands.
We have few options to choose for:
1) Geo 38
2) Vista Residence
3) Midhills
We decided to stay in Midhills because it offered best price for 3 bedrooms.
Water pressure at Midhill is superbly good. When you are showering, you feel awesome by the water pressure.
Floor is tiles so a bit cold at nigth.
The unit doesn’t provide aircond only ceiling fan. But Genting Highland is already cold, so you can sleep well at night without the aircond.
The LED TV doesnt have USB port to play my movies inside my external hardisk. It has NJOI and internet. Network coverage is a bit bad here . Only 3G so internet a bit slow.
Recommendation
I recommend MidHills Condominium because it offers:
1) Best value for money
2) The unit I stays is really cozy and provided with lots of simple things but give lots of convenient.

I stayed inside a unit of 2+1 bedrooms, size of 999 sqft. The third room doesn’t have a wall, so the owner did a sliding door as separator for the third bedroom.
IBN Highlands City in Genting Permai is new residential condominium with commercial area of shop lots and hotel. Hotel is run by Gloria, a hotel management company from China.
The project is comprising of 12 blocks of leasehold service apartments. In the commercial area, it is planned to have cinema which is good if it comes true! The commercial area will be managed by IBN itself which I think it is good to ensure survival and exclusivity of the area.
The project is now selling its second block. First block is fully sold out. Mostly buyers for first block are foreigners from China. The whole project is expected to be completed in 9 years time.
Minimum selling price is over RM1 million before discount.
When I visited the show unit, it was luxurious concept, with bath tub for each unit located at balcony. It is fully furnished from furniture till electrical appliances.
Location
Located in Genting Permai and near to Midhills condominium.
What is my opinion on this property? For me it is targeted for high end clientele and rich tourists. Besides, tourists who wants to experience luxurious living in Genting are also the potential target customers.
So if you are investors you should target these kind of customers.
