I have one AirBnb property in Genting Highlands. My Airbnb unit is at Windmill Upon Hills near Genting Permai.

When I first invested for Airbnb, I thought I can get good return at least net income of RM1,000 per month after deduction of loan installment, maintenance fee and assessment tax.
But in reality, the return was not that good because there are so many competitors and visitors are seasonal.
Competitors especially AirBnb operators are willing to drop price RM100 per night for one bedroom.
Occupancy
Peak Season
During public holidays, school holidays and if got concert at Genting, they will be lots of booking. It will be full.
Non Peak Season
For non peak, I had experience there is no booking for a month except if you are willing to drop price drastically which I’m not.
Airbnb Income
Average Airbnb income is around RM2,000 per month for 2 bedrooms for price RM250 to RM300 per night. Usually my unit only have booking during weekend for 1 night and no booking for weekdays if non peak season.

Managing Airbnb Unit
Managing Airbnb unit will consume lots of your time vs renting it out outright. If you want to command higher rental, you must maintain good reviews. To maintain good review, you must ensure everything is tip top.
Even myself nearly every month, I will do deep cleaning personally to ensure sparkling cleanliness. You can’t depend on your cleaner. They only clean on the surface only.

Competitions
As you can see, most competitors put price at RM100++ while I’m putting at RM250++. To ensure I can put higher price, I put better amenities and ensure cleanliness is sparkling clean.

If the sales person saying that the rental is very good for Airbnb, please don’t trust them. Even current operators not doing that well.
If you plan to have high return, you should reconsider your investment but if you plan as your vacation home by all means you can buy a property in Genting Highlands.

Pasar Ramadhan Indera Mahkota 8 menawarkan pelbagai jenis makanan yang menarik. Saya telah membeli murtabak ayam pada harga RM7 dan nasi lemak ayam goreng termasuk tempe pada harga RM14.50.
Pada mulanya saya rasa murtabak ayam tu agak mahal. Selalunya murtabak ayam ialah RM5. Tapi berbaloi beli kerana tebal murtabak ayam tersebut.
Cuma saya rasa nasi lemak RM14.50 agak mahal dan tak berapa sedap.

Pada 15 Februari 2024, saya berkesempatan melawat ke Muzium Bukit Besi di Terengganu. Muzium ini dibangunkan oleh KETENGAH untuk memperingati zaman kegemilangan Bukit Besi tempat perlombongan bijih besi di Terengganu.
Pada zaman kegemilangannya, bandar ini amatlah maju dan mempunyai penduduk yang ramai.
Ianya mengambil masa selama 30 – 45 minit untuk melawat muzium ini. Baru saya tahu mengenai kewujudan dan kerancakan ekonomi Bukit Besi pada zama 1930-an ke 1970an.

I had my aircond service on 14/11/2023. I called Ah Kit this time because Azrin was too busy.

Ah Kit team came on time to service my aircond. There were 2 of them as usual.

Air Outlet Cover Unable To Close Properly
After servicing, I let the aircond on to test. Everything is OK or not. The Ah Kit team went back while I was testing the aircond.
The coolness was good but when I switch off the aircond, the air outlet cover didn’t close immediately.
When I informed Ah Kit, he seems blaming the aircond motor maybe faulty. I showed him the video that I can push the cover with my finger so high probability that his team didn’t close it properly.
Only then he sent his team to repair it on 14/12/2023.

I gave 3 stars for this service because I have to convince him rather than he tried to help me by asking questions what could possible went wrong.
I stayed at Grand Puteri Hotel Kuala Terengganu for one night for business trip on 11th December 2023.
It was fast check in at the counter. They provided only one access card per room.

Location
There were KFC nearby the hotel. Besides that other restaurants, I had to use Grab to go to the KTC Mall because I couldn’t find any nice restaurants nearby.
The room view was facing Kuala Terengganu city. So nothing interesting.
The room size was small & the carpet was bit smelly. Nothing much provided for toiletries. They just provided body soap, shower cap and sanitary bag.
The TV was really small and old. TV sound was not good. TV channel Warner TV and free air TV. Nothing interesting.

The Price
The price was bit pricey vs amenities provided. I was able to book around RM195.57 per night with 2 pax breakfast at Agoda.
The Breakfast
The breakfast choices were good enough for me. From bread, nasi lemak, soto and salad. The soto was so delicious, I took it 2 times.
The foods varieties was quite good.

I gave 3 stars out of 5. Reason being is quite old and quite far away from city centre and room was smelly, TV also really small and nothing much as toiletries provided. compared to other hotels.
I stayed at Felda Hotel Kuala Terengganu for one night for business trip on 20th November 2023.
The hotel lobby is quite confusing because it is located at level 2 and not at the ground floor. I was looking for quite some time before someone told me the location of the lobby.
Location
There were food stalls walking distance but due to heavy rain at that time, we had to take Grab to go to restaurants in KT Mall.
The room view as great. It overlook the Kuala Terengganu new bridge. Room size was big but it was bit old. Overall it was clean.

The price is reasonable. I was able to book around RM175 per night with 2 pax breakfast at Agoda.

I stayed in a single room. The size of the room is not that big, but comfortable and clean for good night sleep.
It is more suitable for a single person rather than bringing in a family.

My booking came with breakfast. The breakfast had varieties of choices from nasi lemak, break, salad and mee kari.
I like the mee kari, it was really tasteful.
